Welcome to Estatalyze. These Terms and Conditions (“Terms”) govern your use of estatalyze.com and the property intelligence reports and services provided by Sspale LLC (“Estatalyze,” “we,” “us,” or “our”). By using the website or placing an order, you agree to these Terms. If you don’t agree, please don’t use the site.
1. Our Services
Estatalyze provides real estate due diligence and property intelligence reports that combine satellite and geospatial data with environmental, geological, weather, demographic, infrastructure, and risk information. Reports cover properties in the continental United States. We currently offer:
- Basic Report, covering an area of interest (AOI) of up to 1 square mile.
- Comprehensive Report, covering an AOI of up to 4 square miles.
2. Eligibility
You must be at least 18 years old and able to enter into a binding contract to place an order. If you order on behalf of a business, you confirm you have the authority to bind that business to these Terms.
3. Orders, Pricing, and Payment
- You’re responsible for giving us an accurate property address or AOI. Mistakes in your submission may affect your report.
- Prices are shown on our website at checkout and are in U.S. dollars unless stated otherwise.
- Payment is processed by a third-party payment provider. By ordering, you authorize the charge.
- Because reports are digital products prepared specifically for your location, orders are generally non-refundable once delivery begins. If something went wrong with your order, contact us and we’ll work with you in good faith.
4. Not Professional Advice
Our reports are informational tools. They are not legal, financial, investment, engineering, environmental, insurance, or appraisal advice, and they don’t replace a professional inspection, survey, or site assessment. Before you buy, sell, build, or invest, please verify key findings and consult qualified professionals, such as licensed real estate agents, appraisers, engineers, attorneys, or financial advisors.
5. Data Sources and Accuracy
We draw on satellite imagery and public and licensed third-party datasets. We work to keep our reports useful and reliable, but data can be incomplete, delayed, or out of date, and models involve estimates. We don’t guarantee that any report is complete, error-free, or suitable for a particular purpose, and we aren’t responsible for decisions you make based on it.
6. Acceptable Use
When using Estatalyze, you agree not to:
- Break any applicable law or infringe anyone’s rights.
- Scrape, copy, or harvest data from the site with automated tools without our written permission.
- Resell, redistribute, or publicly republish our reports or data as a competing product.
- Attempt to interfere with, overload, or gain unauthorized access to the website or its systems.
- Submit false or misleading information.
7. Intellectual Property
The website, its design, text, graphics, logos, software, and report formats belong to Sspale LLC or its licensors and are protected by intellectual property laws. When you purchase a report, we grant you a limited, non-exclusive, non-transferable license to use it for your own personal or internal business decision-making. Third-party data and imagery remain the property of their respective owners.
8. Third-Party Links and Services
The website may link to or rely on third-party sites and services. We don’t control them and aren’t responsible for their content, availability, or practices.
9. Disclaimer of Warranties
The website and reports are provided “as is” and “as available,” without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. We don’t promise the site will be uninterrupted or free of errors.
10. Limitation of Liability
To the fullest extent permitted by law, Sspale LLC and its owners, employees, and partners won’t be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost data, or losses related to property transactions or investments, arising from your use of the website or reports. Our total liability for any claim relating to the services will not exceed the amount you paid us for the report at issue.
11. Indemnification
You agree to indemnify and hold harmless Sspale LLC from claims, damages, and expenses (including reasonable legal fees) arising from your misuse of the website or reports, or your violation of these Terms.
12. Suspension and Termination
We may suspend or end your access to the website at any time if you violate these Terms or misuse the service. Sections that by their nature should survive termination, such as intellectual property, disclaimers, and limitation of liability, will continue to apply.
13. Governing Law
These Terms are governed by the laws of the State of California, without regard to conflict-of-law rules. Any dispute will be handled in the state or federal courts located in Orange County, California, and you consent to their jurisdiction.

We may update these Terms from time to time. We’ll post the new version here and update the effective date. Using the website after changes take effect means you accept the updated Terms.
